Observed available GLA increased by 1.0% nationally in September, but the movement was not uniform across sectors. Office availability increased by 2.4% to 2.02 million m², while Industrial declined by 0.7% to 1.91 million m². Retail remained the smallest share of the observed market at 535,000 m², increasing by 2.1% over the month.
Office and Industrial still account for a similar share of observed available GLA, at approximately 45% and 43% respectively, but their September direction diverged. Office expanded while Industrial contracted, reinforcing why movements in the national total need to be read through the composition of the underlying sectors.
Asking rentals remained comparatively stable at R146.05/m² for Office and R83.62/m² for Industrial.
Retail averaged R210.18/m² across advertised premises. These are asking rentals on observed available listings and should not be interpreted as achieved rentals or direct measures of sector performance.
